Based on data from 2007 by the city, Alpharetta has over 20,427 housing units, of which more than 66% are single-family residential homes with the rest being multi-family housing. Searching for homes for sale in Alpharetta can be a bit confusing even for those of us in the Real Estate business. The name Alpharetta is used to describe a very large area and not necessarily the actual City of Alpharetta. This "area" is actually part of three counties and multiple cities. In 2006 two new cities, Milton and Johns Creek, were formed from unincorporated areas of North Fulton County that were called Alpharetta (and still are by many people). The name Alpharetta is also used in small sections of South Forsyth and Southeast Cherokee Counties because they use the old Alpharetta Post Office 30004 that carries over into these counties even though they are different cities and counties with different local governments, school systems, tax structures, police and fire services, etc.
For example, if you search for homes in Alpharetta by using the city name that the listing agent used in the MLS you could easily be looking at homes in Cherokee County or the City of Milton and not really in Alpharetta. Confusing, yes, but easy to figure out once you know your way around the area.
The best way to search for a home for sale in the Alpharetta area is to consult with a top local Realtor who really knows what they are doing. Just using the City name Alpharetta can potentially get you the wrong results. Even a zip code search could land you in the wrong county. A search by school or MLS code is the best approach.
